While the S&P 500 was doin' the electric slide in May up over 6% real estate was barely doin' the 'running man' inching up only 0.9%. It's like c'mon man! Even Geoffrey could hustle better than that on laundry day!

Treasury's Tantrums Got Real Estate Trippin'!

See this whole thing happened 'cause Treasury yields were throwin' a hissy fit like Carlton when he can't find his sweater vest. With the 10 year Treasury acting all dramatic borrowing costs went up and that's bad news for real estate investments. Makes it harder to make that skrilla ya know? Tariff policy and deficit worries got folks sweatin' bullets!

Office REITs: The Comeback Kids!

But hold up! Just when you thought real estate was headed for the Phantom Zone some heroes emerged! These office REITs are lookin' like they are ready to party! The S&P 500's office REIT crew was up over 5% in May – their first win since the beginning of the year! That's what I'm talkin' about! Time to celebrate with some orange juice!

COPT Defense Properties: From Zero to Hero?

First up we got COPT Defense Properties based out in Maryland. These guys lease to U.S. government agencies and defense contractors. They're like the Secret Service of real estate! The stock's been a little down but analysts are sayin' once it breaks through that $29 mark it's clear sailin' to $34! Plus they pay a dividend yield of 4.4%. Ka ching!

Highwoods Properties: Sunbelt Swagger!

Then there's Highwoods Properties chillin' in the Sunbelt – Atlanta Charlotte Orlando. Places where the sun shines and the livin's easy ya know? Analysts say to watch that $30.50 mark. If it breaks through that it's gonna be a whole new ball game! They're payin' a sweet dividend yield of 6.6% so that's a win too!
